A landmark £200 million regeneration project in central Middlesbrough has hit a key milestone with the submission of a planning application.
Property developers iMpeC and Buccleuch Property are seeking approval from Middlesbrough Development Corporation for more than 230 build-to-rent properties, and a new block to offer student accommodation for more than 400 people at a derelict site in Gresham.
The project would be the largest single investment in Middlesbrough in a generation and include the development of a new hotel alongside the professional and student living spaces.
Tees Valley Mayor and Middlesbrough Development Corporation Chairman Ben Houchen said: “This incredible development is proof of how our Development Corporation is making a huge difference to the future of Middlesbrough town centre.
“This site has stood empty and unloved for far too long but in just a short space of time we have helped support this project which would see the biggest one-off investment in Middlesbrough in living memory.”
Middlesbrough Development Corporation has teamed up with experienced property developers iMpeC and Buccleuch Property to deliver the Gresham project.
The planning application follows an extensive consultation process gathering the views of local residents, businesses and community groups to shape the project.
It was announced in October that international hotel brand Fairfield by Marriott is in discussions to open a new 200-bedroom hotel at the corner of Borough Road near Union Street and Hartington Road.
Wates has been appointed as the lead construction contractor on the development while Middlesbrough Development Corporation agreed in December to an additional funding package of £7million.
Neil McMillan, iMpeC Director, said: “The submission of our planning application today marks a significant milestone for the Gresham project, reflecting months of engagement with local residents, businesses, and key stakeholders.
“Our vision remains focused on delivering high-quality housing and accommodation, comparable to the best in other towns and cities, with the goal of attracting and retaining talented individuals to Middlesbrough.
“This is essential for the town’s future prosperity and for supporting the growth of local businesses. The Gresham project has the potential to play a transformative role in shaping Middlesbrough’s future success.”
