Gresham Regeneration Takes Major Step Forward as Plans Approved for Hotel, Apartments and Student Accommodation

A £200million regeneration project to transform a derelict site in Middlesbrough has taken a major step forward after planning permission was approved.

Middlesbrough Development Corporation Planning Board has given the go-ahead for the development which comprises a new hotel, 240 build-to-rent properties, and student accommodation for more than 400 people.

The project proposed for a derelict site in Gresham is led by experienced developers iMpeC and Buccleuch Property and is one of the largest single investments in Middlesbrough town centre in a generation.

It is expected to drive significant economic growth for the town by providing high quality accommodation for Middlesbrough’s fast growing digital economy alongside other key sectors at a main gateway location.

Tees Valley Mayor and Middlesbrough Development Corporation Chairman Ben Houchen said: “This is a landmark project for Middlesbrough and will play a vital role in helping us deliver on our ambition to make the town centre a great place to live, work and relax.

“Our Development Corporation is playing a vital on by supporting major projects, cutting through planning red tape and getting on with the job of revitalising sites such as Gresham which have stood empty, unloved for far too long.”

Middlesbrough Development Corporation has teamed up with experienced property developers iMpeC and Buccleuch Property to deliver the Gresham project.

The plans also include proposals for a footpath link through the development connecting Diamond Road with Linthorpe Road and King Edward’s Square.

The approval comes after Middlesbrough Council this month agreed to transfer land and assets at Gresham to Middlesbrough Development Corporation to allow the project to progress.

It was announced in October 2024 that international hotel brand Fairfield by Marriott is in discussions to open a new 200-bedroom hotel at the corner of Borough Road near Union Street and Hartington Road. Wates has been appointed as the lead construction contractor.
