In Stockton-on-Tees plans are now under way to develop a nationally significant Care and Health Innovation Zone. Located at Teesdale Business Park and the Tees Marshalling Yards, a significant and recognised cluster of health, social care, research, teaching and learning facilities would sit across 50 hectares of currently brownfield land. The zone has the opportunity to regenerate the key sites and drive economic growth. Further details will come as the project develops.

Teesdale Business Park was one of the main UK brownfield regeneration schemes of its era. The circa 50-hectare site was the former Head Wrightsons’ industrial plant and was opened up for development by the Teesside Development Corporation, who began putting in place new site infrastructure from the late 1980s onwards.

The site is exceptionally well located right at the heart of the Tees Valley. It effectively has its own train station (Thornaby station) and easy access to both the A66 and A19. Teesdale is immediately adjacent to Stockton town centre and much of the site benefits from a prime waterfront setting).

Teesdale represents the largest office park in the Tees Valley. The park has a high concentration of jobs in sectors such as Professional and Business Services, Finance and ICT. Approaching 10% of jobs in the Borough are located on the site.

A residential market has been established. There are circa 600 residential units either occupied or under construction plus a range of specialist housing, including sheltered accommodation and care/nursing homes. There is a residential population of circa 1,500 on Teesdale Business Park. It hosts major educational resources, with both Durham University and Stockton Riverside College choosing to develop a base on site.

Our vision comprises three main aims:

  • To breathe considerable new life into Teesdale Business Park and ensure all 50 hectares are fully utilised.
  • To bring forward the holistic regeneration of the 60 hectares Tees Marshalling Yards site for both employment and housing and other ancillary uses.
  • To grow all aspects of the health, public-health and social care sector, and their supply chains, in Teesdale and the Marshalling Yards and make us a recognised UK cluster.

We also expect the health and social care sector to be interspersed with:

  • Other commercial employment uses. Teesdale and the Marshalling Yards are first class locations for a variety of office and research-based occupiers, and we will continue to secure a breadth of employment uses.
  • Market, affordable and specialist housing.
  • A range of leisure, food and drink and local retail uses. The waterfront setting and likely growth of on-site residential will facilitate a significant expansion of such uses, bringing vibrancy and excitement to the two sites.

The Teesdale Business Park and Marshalling Yards has the capacity to deliver:

  • Jobs: An increase from the current 5,500 to 14,500 jobs.
  • Housing Units: An increase from 600 units to 4,200.
  • Residents: The population across the two sites could grow from 1,500 residents to 10,800 residents.
  • Average Daily Learners: An increase from 3,000 to 7,000 based on expansion at Stockton Riverside College and more extensive FE provision.
